Spanish Fincas

A Finca rustica actually means in Spanish a piece of rural or agricultural land, typically with a cottage or farmhouse  present. Today and especially amongst foreign buyers the word is used to describe a typical farmhouse style property with Terracotta tiles, lots of wooden beams, plus of course a Naya.

The Naya – a covered terrace with arches, originates from the days when sultanas were a major product around Javea. The grapes were laid out to dry in the Autumn when the sun is lower in the sky and it reached the grapes, whilst at the same time the roof protected them from the Autumn rains(Gota Fria). Today it serves well for enjoying the winter sun and protecting us from the wind.

I live in a Finca and live much of the winter months on the Naya (when not selling Fincas in Javea !).

Around Javea we have a range of authentic fincas from 300 years old to modern reproduction Fincas. some specifically designed by a locally well known architect Leonard Krevine (sadly deceased). 

I sold a Finca that was actually listed in the town hall (not normal in Spain) dated to mid 18^th Century – in the garden is a Carob tree with a cave underneath, where a Javea family hid with their donkey during the civil war.

Money, together with a lot of love and care both from the owner and the builder has converted it to a beautiful Finca home.  A further blog will follow with more photos and detail of the renovation project.

These 2 Fincas both happen to be in the Montgo area of Javea with smaller urban plots, but there are many fincas for sale around the North Costa Blanca and some with larger rural plots.

On rustic land a minimum of 10,000m2 is required to be able to add any build -if within the allowance – generally 2% of the land can be built on. If it is less than 10,000m2 then the reform can only work within the existing footprint. It is advisable to have a good lawyer/architect to advise on what can be done before buying.

This makes many people nervous, but there is no need. There are many beautiful Fincas that have all been renovated within legal guidelines and the rewards can be huge if you are looking for character and maybe a country lifestyle only a small drive to the lovely beaches of our coastline.
